What Makes Toad Hall Special

Formerly a threshing barn for the farm, there was plenty of space for us to create a two-storey self-catering cottage. Toad Hall is one of our largest cottages on the site and a popular choice for groups. By converting original features such as the cart doors into contemporary double-glazed windows, we’ve modernised Toad Hall to meet our guests’ needs.

Due to the nature of this conversion, the upper floor has three low-level roof trusses, which are 1,7 metres high. We’ve also chosen to retain the 1.6 metre doorway. These features bring something unique to Toad Hall without impeding the space.

As four writers, Toad Hall was the MOST perfect retreat place. The quality of the fixtures and fittings were top notch. The ensuite bedroom was fabulous! Didn’t want to leave. The bath in the ensuite was amazing! So much better than mine at home! LOL! Beds incredibly comfortable with lovely quality pillows! Sofas really comfy. Very roomy, bright and airy living space. There was nothing that we wanted and couldn’t find! Toad Hall WAY exceeded our expectations. We were very lucky that the weather allowed us to sit outside too. We didn’t actually go anywhere as we were there for a purpose which was to write but it was absolutely perfect. I will be coming back for sure with friends but also with my family. Perfect place to stay! Absolutely LOVED it!

Toad Hall suited our needs exactly.There for a family wedding so we needed space initially for us to get over our jetlag and then for friends and family to come for the wedding.The cottage was stocked with everything we required, the only thing that caused us a problem was the weather being so unusually hot and we needed a fan at night upstairs and being England none were available in any shop!! The location was fabulous and as we discovered close to many really lovely pubs, something we miss terribly in the USA.During the week the sheets and towels were changed for us, laundry facilities also available.Outside seating areas superb and even BBQs provided.Felt secure with the electric gate to enter the property. The directions given were excellent everyone found it easily. We had a fabulous week here and highly recommend it .

We booked the cottages for us and our wedding guests and found them to be perfect! We wanted somewhere that could accommodate all of our guests and that was easy to get to from both the north and south of the country. These cottages have very good road links so that was a big tick in the box. We also looked at finding somewhere that would look nice on our wedding pictures for the run up and the cottages have such fantastic character and charm that it really added to our day. The cottages were clean, they have great facilities and we found Victoria very helpful and friendly as a host. Our guests also commented on how comfortable and pleasing they found their cottages – we shall certainly be booking again!

We had Superb time here at toad hall! It was brilliant value for money. It was such good quality and had everything you could want there, even little things that you could potentially need. Everyone that stayed said how lovely it was and what a good find it was. It has a great mix of the original features of the property and new modern decoration and fittings. The complex was so nice and was secure as it was gated. I couldn’t find one fault with our stay here! Toad hall is lovely and I definitely would recommend to anyone wanting to stay in this area!

What Makes Rats Retreat Special?

The arched barn that houses Rats Retreat and Swallows Swoop formed part of the site’s early 19th-century farm building. This part of the structure is significant because it’s a prime example of a planned “model” farm, thought to be from the turn of the 19th Century.

The barn’s arched form is of particular interest because it’s so rare. Not many of these structures have survived, giving us a real example of an arcaded cart house with a granary over it. These architectural features have been noted in various literature as an innovative building type associated with the Grafton Estate. The Duke of Grafton was prominent in the agricultural improvement movement, and examples of Grafton estate farmsteads may, therefore, be of national importance.

What Makes Swallows Swoop Special

Swallows Sweep incorporates many core features of the original farm. We’ve maintained the beautiful cart arches through clever design, turning them into double-glazed windows. These fill the rooms with ample light, enabling guests to view the surrounding scenery.

Several rooms showcase exposed brick and wooden beams, bringing a historical charm to Swallows Sweep. Outside, you can enjoy the cobbled courtyard, pond and wishing well, children’s play area or communal BBQ facilities.

I can’t rate this fabulous place highly enough. It is a beautiful, large cottage; perfect for a family break. It was spotlessly clean and had a fantastic range of facilities. We loved the peaceful location, yet it was close enough to visit various places. A quick nosey around the other cottages showed them to be of the great high standard of Swallows Swoop. We’ll definitely be back!

Two families came together to stay in Swallows Swoop, we had not seen eachother for several years and we had a lot to catch up! The cottage was a great base for us, large enough for us to all share yet still have plenty of privacy. Lovely bedrooms with very comfortable beds. Victoria provided lots of information ahead of our stay and tried hard to ensure we had a pleasant holiday. Towcester is a nice town. “Ten Hands” served good food and great coffee. Watching the canal boats move along the locks was enjoyable.

What Makes Weasel Way Special

The reason why Weasel Way offers plenty of space is that this site was the stables and tack room on the farm. Requiring a large area to care for horses, it was the perfect spot to build a wonderful countryside cottage, comfortably fitting one or two families.

We’ve incorporated many modern features, such as double-glazed windows and bi-folding doors leading to the patio and courtyard, fully exposed brick walls, and wooden beams. However, the standout feature of Weasel Way is the fireplace in the living room, which creates a focal point for sharing time together.

Rats Retreat was a real treat! The accommodation was perfect for five adults and two children – the kids were particularly taken with We stayed here for a family Christmas. Weasels Way is a four bed barn with three bathrooms and a spacious lounge, dining and kitchen area. It was clean, spacious and well maintained. The rooms were lovely and we all had a great time. There is a play area for the children and some lovely walks to take close by. I’d definitely recommend staying here. We hope to return.
